OPPORTUNITY
Bluebell Cemetery was an undeveloped piece of land that had planning permission for a chapel, roadways and infrastructure with burial grounds for more than 20,000 plots. Demand for plots in this area was high, and the land secured the supply of burial spaces in the area for the next 20 years.
INVESTMENT METHOD
Vine and other investors bought burial plots at a significant discount against the RICS’ (Royal Institution of Chartered Surveyors) valuation to support funding the construction. The plan was to sell each of the plots for £9,250 once the facility opened.
OUTCOME
Original investors are receiving over 100% return on investment. The cemetery provides a stunning chapel and facilities for woodland and cremation burials, with burial plots selling from £9,250 as planned. The cemetery is achieving over £1 million in turnover and hosts 1,000 services each year.
